There are a lot of things that people need to think of when they are looking for a place to live.
How far is it from work?
How are the area?
Can you get to work by buss?
How are the apartments? Are they shabby, neglected?
Is it near to schools?
Is it kid friendly?
How are the rumors around that area?
White people that lives in black areas can be talking about the area or the media is talking about them.
After the wave of people that are seeking asylum there are fewer apartments because each area needed to give them a home. Its hard to get an apartment now and sometimes you need to be in a waiting line for 7 years and up. If a lot of white people moves from a white area it will get filled fast by other white people because they have been in a line for years.
You also need to see how many people from each area moves, if a lot of people move from an area it will be filled with the same kin.
All these factors that you count in. Doesn't non-white people also think about those stuff? Or are the kid-unfriendly, non-near school and work etc bad areas left for non-whites/immigrants?
On the other side, from my country at least, the immigrant areas are usually highly kid-friendly and they are often in the bigger cities so not so long distance from work either.
